How to Vet Local Renovation Contractors

The contractor you hire can make or break a project, especially in home renovation. From single rooms to large-scale projects, choose peace of mind. Look for quality work, good budget control, and trustworthy communication. Here is our step-by-step guide to effectively vetting your contractors.


1. Define Your Project Requirements


Before searching for contractors, clarify your renovation needs. Knowing the scope of your project will help you find the right contractor for you. Consider the type of renovation, the budget, and the timeline. A swap out of a kitchen sink requires different techniques than a full-room makeover. A full-room makeover needs different skills than a home expansion.


When you have a clear plan, narrow potential contractors by expertise and experience. 


2. Research and Gather Recommendations to Vet


Word-of-mouth recommendations are often good places to start. Seek out trusted sources. Reach out to friends, family, or colleagues with completed renovations for their experiences. Contact local real estate agents to ask who they recommend. If neither of those provides results, search online review platforms. Angi, formerly known as Angie’s List, is an online database designed to help you find top-rated professionals near you. A final recommendation is that neighborhood forums and social media groups can be good places to find conversations about home renovation.


Seek out contractors with consistently positive feedback and a strong local reputation.


3. Verify Credentials and Licensing


Once you’ve found and narrowed down your list, vet the contractors for proper licensing. 


A reputable contractor should have:

  • A valid business license

  • A residential contractor or remodeler license is appropriate for the work they do. In Minnesota, (except for roofers) contractors who only work in one area do not require a state license.

  • Liability & worker’s compensation insurance


Verifying these credentials ensures compliance with legal and safety standards. It also provides additional security should something go wrong during the building process.


4. Check Experience and Past Work


Contractors build trust through a history of quality work. Check into their past work. When speaking with potential contractors, ask them:

  • How long have they been in business?

  • Have they worked on similar projects?

  • Can they provide a portfolio of past work?


Review their portfolio to assess the quality and style of their previous renovations. Is it what you’re looking for? Does their previous work match your vision? Have they done work of the same scope before? These are all things to keep in mind when meeting contractors.


5. Get Detailed Quotes and Compare Estimates


Don’t settle for your first offer. Reach out to and obtain quotes from at least three different contractors. Being able to compare and contrast different estimates will allow you to ensure you are paying for what the work costs. With nothing to compare it to, there is potential for you to be taken advantage of. 


Each quote should include a detailed scope of work, estimated labor and material costs, the estimated timeline, payment schedule, and any additional costs. It can be tempting to automatically go with the lowest offer, but you should be cautious of bids that seem too low. Low bids may indicate low-quality materials or hidden fees.


6. Assess Communication and Professionalism


Cost and licensing isn’t the only factor. Be sure your chosen contractor has good communication skills. Professional communication is essential for keeping the renovation moving smoothly. During the bidding process observe how quickly they respond, whether their answers are clear, and if they are willing to explain and discuss concerns.

 

A professional contractor should be transparent, organized, and responsive.


7. Review the Contract Carefully


Once you make your choice of contractor, ensure the contract includes the following before signing:

  • A comprehensive project description

  • Start and completion dates

  • Payment structure and schedule

  • Warranty details

  • Terms for changes or unexpected costs

  • A termination clause


Never proceed with work based on a verbal agreement—always have a written contract. This protects both you and the contractor in the event of unexpected difficulty.


8. Monitor Progress and Maintain Oversight


Don’t keep the renovation “out of sight, out of mind.” Make a point during the project to visit the construction site regularly. Maintain open communication with your contractor to address any concerns immediately. By doing this, you can determine if you would like to work with the same contractor in the future. Keeping track of progress ensures that work aligns with the agreed-upon terms and expectations.

By following the steps outlined above, you can have peace of mind that you’ve done all you can to hire skilled professionals.
